Well, at least the young man was fast with the fact.  

Like most cities, Birmingham can change from block to block, so I wouldn't recommend buying site-unseen without some serious knowledge of the area or at least a trusted team/partner who knows it well.

Look up the "BRRRR" strategy here on BP, itll totally change the way you think about investing.

Leases are usually transferred as to original terms, and once the terms are met, new owner can change terms with renewal as he thinks best.  

And I saw the change first hand. 

When I was 13 I started my own landscaping company in NJ (Divine Landscaping) and just recently started a video production company (Non Stop Productions).Through the 4 years I have been in Raleigh, NC I have seen an enormous change in real estate and I am tired of sitting back and watching other investors get rich quick. 

With an estimate like that, expect to be change-ordered every step of the way, or if not expect to have way overpaid.
