What I usually do when placing an ad is clearly outline my Tenant Qualifying Criteria (you know, things like: a decent credit score, no prior evictions, no criminal convictions, etc.).

MySmartMove sends me their credit report, criminal history, nationwide eviction, and makes a recommendation on if they seem like a good applicant.

Do you want to put in an electric gate system (this can be expensive)You could put in cameras, but they really don't necessarily deter crime, they only provide evidence to help catch the criminal.

Unless your agent is also an real estate investor I wouldn’t believe what they say on the matter No offense taken.

Unfortunately, that education will cost you $25,000 in legal fees when you get sued, not if, plus whatever compensitory penalties (3 times damages in the consumer protection act) for the civil lawsuit and a whole lot more if it turns into a criminal lawsuit.
