What I usually do when placing an ad is clearly outline my Tenant Qualifying Criteria (you know, things like: a decent credit score, no prior evictions, no criminal convictions, etc.).

Do you want to put in an electric gate system (this can be expensive)You could put in cameras, but they really don't necessarily deter crime, they only provide evidence to help catch the criminal.

Unfortunately, that education will cost you $25,000 in legal fees when you get sued, not if, plus whatever compensitory penalties (3 times damages in the consumer protection act) for the civil lawsuit and a whole lot more if it turns into a criminal lawsuit.

It is about $25 to run criminal, eviction and credit.They have a good free rental application on their website.There is no annual fee so you just pay when you need to run a report.Have tenant pay an application fee to cover this expense.John
