Unfortunately, that education will cost you $25,000 in legal fees when you get sued, not if, plus whatever compensitory penalties (3 times damages in the consumer protection act) for the civil lawsuit and a whole lot more if it turns into a criminal lawsuit.

It is about $25 to run criminal, eviction and credit.They have a good free rental application on their website.There is no annual fee so you just pay when you need to run a report.Have tenant pay an application fee to cover this expense.John
