Many people leaving the city of Cleveland are not leaving the market/region.

If you use that scenario, you are going to buy lots of units for cheap in the worst ghetto areas in the worst cities in the country.

You see that a lot in cities where a single family is illegally converted into 2.

With 100-year-old properties, it's quite likely we're talking about converted hot water gravity systems and in a place like Jersey City, converted coal burning systems.

I'm not sure why they can't at least give you some pics showing the condition and layout of the inside of the unit.When I market my properties, in my ads I show pics of the inside only (no street or address, just city neighborhood), but once I start a dialogue via email with a prospective tenant I give them the address so they can do I drive by.

Unfortunately, prices in my area are crazy, so we narrowed it down to Jersey City, Union City or West New York.

The best areas I believe to be are Philadelphia, Indianapolis, Kansas City and some areas surrounding Chicago.
