Does any body work closely with a high quality 1031 intermediary in the Boise area?  

Or because it was a restaurant they probably had a food service license so contact your local department of consumer protection or similar body to see who held the license.

If you get to busy body about people in and out of the unit then your just going to confuse the court and they will think you don't know how to handle the mater.

The acquisition cost is rather low (listed ~20k) and they are looking at ARV of ~115-120k however the rehab cost will be a large investment since it has severe fire damage (smells like $$$)!

Haven't personally met the tenants, but apartment smelled like marijuana, which given the neighborhood...I'm not too surprised.  

This deal was a wise decision, considering the amount and body of knowledge provided here in BP, by the BP community members, books, blogs, and tools, all compressed in time so that what took decades of mistakes by other members combined had given you a considerable leverage.

I want him out because I smell this will be an ongoing issue with payments but also because he admitted that he works from home and broke the lease term.
