How soon can I start an eviction process in NJ? I had a tenant...

I have a tenant who recently moved-in March. From the first week in he has been unrealiable. This month he didn't pay his rent. Everyday he has an excuse, he also said that he only has 1/2 rent then next week he will give the rest. There is two issues non-payment and he works from home when the lease clearly says that the property is for residential use only and no work from home (he admitted a couple of times via email that he works from home). I had offered him to pay his rent for 1 & 1/2 months and give his deposit back if he could find another place and he turned down the offer. After that, that's when he stop paying rent. This would be his 3rd month living here and he has a one-year lease. I want him out because I smell this will be an ongoing issue with payments but also because he admitted that he works from home and broke the lease term. How soon can I start the eviction and do I need to have to have my LLC as his landlord in order to start the eviction. Thank you
