It came fully furnished and I paid $245k and it appraised at $266k.

We put in about 13k in rehab and got the place to appraise at 69k allowing us to get back all of our money (and then some), while still cash flowing.

After a low appraisal ($70k, later went up to $90k upon contest), we changed lender and appraisal came back at $108k.

My questions regarding the appraisal-1.

Worried the markets gonna slow down soon and it won’t appraise at 585k if we refi’d in a year... prices have shot up like crazy in the past six months!!

Do you record your properties at the appraised value when purchased and then only revalue them when a new appraisal is completed for some other reason? 

(Appraised value will hopefully come in at $650k and the rate I can expect is in the high 4’s)I’ve been talking with two different mortgage bankers and one has advised me to refi out the two fam back to 30 years in order to drop the pmi and increase cash flow and make my application stronger for the 3 fam and for applications for financing on more properties to come.

Well after waiting 45 days to close to a disabled Vet, after the appraisal, and inspections, he backed out due to health concerns so I relisted on Zillow and put for sale by owner sign in front yard.
