Hi everyone,As I posted last week, as chance has it, I’ve run into a nice looking proprietary opportunity.The deal is a full portfolio of 82 units in 12 building in a smaller town (17,000 population).

It's an infill city with 2 lane roads that can't handle the population or the pass thru traffic to more populous suburbs further south. 

San Angelo has a population of about 100,000 people, its school district, Angelo State University, Good Fellow AFB, its major hospitals plus its manufacturing warehouses. 

What else could be expected from the most populous state in the country.

Greenville is an up and coming area and populations are growing at a clip that we also like and has a vibrant downtown area.

In our market we may see prices flatten, but the likelihood of prices decreasing is slim given the economic development and population growth we are seeing in and around Salt lake. 

If you want your funds to stretch further than Raleigh (which I understand) you might look at some adjacent markets that still have solid fundamentals in terms of population and income growth and employer diversification.

The first being that this is a great location to hold homes in due to the increasing population and market in the area.

My problem with the crime maps (like Trulia Maps Crime page) is, that I believe in areas with more population you will automatically have more crimes.

Studies show that number will be 50% of the American population by 2027.
