After that time(7 years after issuance), if you have not requested the auction, then the certificate becomes void.You have to submit to the county all of the funds that are owed on the property such as other past due taxes, advertising fees, sheriff's notifications, etc. 

My first "close" was to convince them to board me as a new agent, despite the fact that they hadn't come downstate yet (not on local boards, MLS, etc, so for them to invest in that would require a lot of belief in what I wanted to do).I also started learning about marketing (focusing on digital) for my next book launch and got so passionate about it I contract my services out to local brick and mortar businesses (I will assist with their social media content, write blogs, email campaigns, run their ads, re-do their website, and more).

They advertise a lot and even had a radio show.

So like setting up drip campaigns are very generic and in most cases seem odd to send to someone i met out in public or door knocking.

Another market is more balanced, where you can still get god stuff on the MLS easily, but when I can't get anything I do a direct marketing campaign with @Jerry Puckett
