I'm looking to get involved in the REI community in the Boston area, and it has come to my attention that there are two popular REI associations; one of which is part of the National REIA, and the other of which is not.

So a Corporation, ie “C Corp,” or a LLC can elect to be taxed as a S Corp in which the owners need to be payed a reasonable salary and the rest of the profits are passed through (I believe as dividends).

3 months ago I could not have imagined that a national movement for a rent strike would take hold in the minds of tenants and the national public, fueled by the press and landlords who have taken to the airwaves to gain the admiration they lack at home.

I’m sure the fixed cost of running an apartment in NYC is high, you have a moratorium on evictions, a governor threatening civil war in a state telling citizens not to pay rent, and talking for 2 hours a day on national tv about how to make pasta.

Then similar to stock in a corporation could be taken as a loss against income for tax purposes.  

My first cousin works in hotel management based out of NY for an operator that operates nationally and I listen to her experiences with the South Florida market.

If they increase NOI and land a regional to national tenant then the value of the center can cap rate compress because now you have a good location and and strong tenant mix with known brands.

Since I have been a national mortgage broker for over 25 years, I am curious to find out from more investors and builders: If you applied for a loan in the past 30 days, have you experienced any delays or had the door suddenly closed?

If we were a disclosure state it would be much easier for everyone to obtain the information nationally, including Zillow etc.
