And if you found one, it doesn't much matter if it's in an LLC as those don't get reported the same way.

I do too and I am glad I found someone who supports my dream.

I found a potential property near by for a ridiculously low price that I would like to attempt a flip on but read that the property has some foundation / settling issues.

Deals can be found in "No Interior Inspection" properties if I catch the occupant early on (like day-of-listing), but otherwise, our REO properties are bid up too high for the risk taken and condition. 

I would suggest contacting a local attorney and getting at minimum the state bar form rather than using whatever it is you found online.

This is more of a "pre" success story...I've been fueled with new found inspiration from fickle investors!

I found that HUD allows rent of second unit to add to qualify income, so i still get hud buyers, not just investors.Guy 2 lot next door is building new house and he says i should get $350k for property with second unit.
