In addition, I notice that in a lot of distressed neighborhoods, there lacks a good trend in re-sale or comps in general over a 3 to 6 month period (in a greater zip code that has just under 2 months of inventory).Two questions come to mind -1 - At what point does the re-gentrification of a neighborhood start (what investor(s) take the first "dive"?)

The market in Dayton took a dive since the properties were purchased so both have gone down in value, but I'm hearing that it's starting to come around again.

I will need to dive deep on your questions and come up with a financial strategy – not just an in the clouds goal.

Just ordered a used copy of The Complete Guide to Real Estate Finance for Investors by Steve Burges that J Scott recommended on Podcast 10 and i'm excited to dive into that.I've set up some keyword alerts already.
