You’ll also have the obvious charges for labor, pulling permits, and I don’t think any of the kits factor in flooring, cabinets, countertops, or any fixtures (faucets, lights, outlets, etc.). 

Don't have any advise other than to pour yourself a cup of coffee, go to HAR.com, put in your max price, draw a box around the areas you'd find it acceptable to live, and see what's out there.  

You will also be dealing with vacancies which will happen, property issues, broken fixtures and the 3 T's, Toilets, Trash and Tenants.

I have done projects on our properties (primary and investment) that range from "refreshing" by doing simple things like painting, putting in new light fixtures, and small remodel projects to full "gut" remodels where I replace/remodel every square inch of the home.

All rental property fixtures are quality, but low(er) end HD or Lowe's; whereas, I'd certainly upgrade things for a flip.If you handle in this manner, you can get your system down to knowing exactly what rehabs will cost by square footage and rooms.
