Lending Provide a copy of the contract to your lender so they have the material terms of the agreement.

I know flooring materials are realistically about $2.50 and I know with demo and haul off costs, let’s toss in $0.50 and so now I know my flooring costs are $5.00 per foot.

Some even go broke or bankrupt trying to prepare for sales that never materialize.

I would put some books and other material ahead of what you're currently reading if you haven't studied very long to this point.I wouldn't worry about asking questions that regard a scenario that hasn't played out yet.

Especially as labor, material, insurance and property taxes keep going way up.

You'll learn a lot along the way, with your money working for you.My thought is if you will research 50 GPs, listen to their pitches, go to their meetups, listen to their podcasts and invest in 5-10 LP opportunities and then still want to spend $40-$50,000 for a education you will then be in much better position to understand the material and act on it.

Think clunky looking light switch & electric outlet covers, thermostats, door knobs with "brass" plating peeling off, etc.
