Between zoning challenges and the cost per unit compared to a traditional single wide in a mobile home park, the ROI isn't close. 

Today fewer people venture out, there are fewer tourists etc leaving the streets wide open for the homeless.

No, but seriously I hope your local pro has explained this to you by now and you've decided to move forward with eyes wide open but in case they haven't (or you're flying solo), I'll tell you:  Del City is a hostile place for landlords and not a place that fetches top dollar sale prices for retail buyers except for a few pockets. 

There seems to be a wide path of opportunity in that space!
