It doesn’t matter where the dollars came from, ie. rollover or contribution.

Where should I start?

Really the super zoomed out view should be where there is strong job growth, population growth, and a good price-to-rent ratio. 

I do like the idea but not with a property in a nicer neighborhood where your neighbors could sue you for allowing this type of business to operate.  

The only industry where you, as seller, for decades were expected to pay for the other team's coach. 

This period of warmer temps (which is technically not even completely true depending where, how, and who you choose to get your data) has happened before and will happen again.Still, if you enjoy cool. wet weather and Blue politics I imagine that Oregon would be a splendid place to invest.
