My question is if you buy the foreclosure then sell to someone else, can you pay off the mortgage even if it's technically still in the previous owners name?

You don’t have to wait for the five year mark, you can sell at any time after the 2 years2- IF you move out, you must sell within 3 years of moving out.

Your "gross profit" for flips is going to be what the property sold for minus all Cost of Goods Sold for the property (purchase, closing costs, renovations, holding costs, selling costs, etc).

It will make your life much easier in the future should you ever decide to sell the rental, get lending on it, etc. 

Become an Agent only if you wish to buy/sell properties for other people. 

You could sell for cash even for $20k less and put that money into private lending and get 10-12% which over 15 or 20 years would crush the returns you would get with this deal.

If you're positive you want to sell it yourself then there are brokers that will let you list for as little as $99.

I contacted my past buyer to see how he was doing and get referrals and he explained his situation and needed to sell.
