@Medi Sarwary there are lots of up and coming areas in Sacramento, ideally I'd like to hit some of those, but some already seem cost-prohibitive. 

In WA you can get new construction, but that is far away that I don't expect Seattle/Bellevue tech workers to live there.My boss suggested Pittsburgh (emerging tech hub), my coworker is based out of Atlanta which seems to still have affordable houses and seems to have lots of tech jobs. 

This may seem silly but for the last year we've become members of the local landlords association even though we own zero rentals and are not, in fact landlords.

Lots of people getting duped on the STRs in 3rd ward; it's just wrong. 3rd and 5th ward seem to get the most attention, followed by Acres homes, but I don't invest in the slums.I bought a few houses in Houston in the heights, midtown-ish area, and the Lindale area.

Im in Canada so it seems like Realtor is my best option.

Jay wanted to raise the rent, but did not seem to want to remove the tenant so long as they agree to the new rent.

I stay away and do not allow the 5 piece vinyl sets because the seems fail.  

While an FHA loan with its low down payment might seem attractive, it's not the best fit for a rental property in Jacksonville.

The RV option comes up for property type, so it seems like they're adding that offering.
