It is sad that it is so crime ridden in EC. 

The buying something there for what a down payment would be here part is sad but true.

Sadly the connection fees are actually going to cost more than the cost to build the whole cottage. 

Sadly I've recently found a few duplexes in Portland that have numbers that might have worked, but with this I'm going to have to pull back and stop looking in the city, or at least add $375/mo in expenses so that I can cover the fees (likely to put me way into the negatives on any duplex in PDX). 

Statistics tells us crime and violence is sadly quite high in some of those areas.

That's what being a teacher nowadays can, sadly, teach you.. 

It is sad that newbie investors are preyed on for so much money!

It can be very sad but people need to lean on family and friends when in these difficult situations and sometimes you have to force their hand.  

It's a sad situation but you can't/shoudn't feel responsible for someone that has allowed themselves to get into this situation.EDIT: this is one more example of why government welfare is bad for society.
