@Jaron Walling - I am sure you already explored this option but if you want access to the equity without selling cash flowing properties, it might be more beneficial to open up a HELOC or a RELOC on those properties for your future purchasing endeavors.

Forecasting future growth/value appreciation isn't a exact science (in other words speculation can't be totally removed from the decision making process), but you are heading in the right direction.Look for trends like current or major community infrastructure investment (need infrastructure to support future growth), strong regional employment prospects (the number one reason why people relocate is professional pursuits) and areas that appeal to the various buyer needs (good schools, low crime rate, etc.).
