Sister 2 calls me from a phone number I didn't recognize (otherwise I wouldn't have picked up) and tells me that Sister 1 is just too damaged from being abused for so long and locked her out of the house without her coat and she couldn't get her stuff.Long story short, they're both freakin' crazy.I tell ya - these women will throw each other under an oncoming bus at a moment's notice.

In a nut shell the contractor can't be the lender There is no getting around "funding at the table" regulations by any investor being recognized as the lender when they do not originate the loan.

I do know that accounting requirements will be the same as the treatment to recognize assets is based on international accounting standards, so, sellers beware you may be taxed on a sale without having received enough to pay them.

The CRA will extend a credit to you for the income tax paid in the U.S.A. and you will pay the delta between that amount and your marginal tax rate here in Canada.Things are a little different if your U.S.A. property is held within a U.S.A. incorporated entity (other then LLC, which the CRA does not recognize as a general rule) and things are slightly different again if that entity is a child of a Canadian corporation.Best advise I can give is to get a coffee and visit your accountant.

At the end of the day, if I only need to provide a limited service, I am absolutely fine with reducing my listing side commission when necessary....though it is rare that this is the case because most of my relationships are with investors who recognize the value that I bring to the table and are willing to pay for it.
