I found multiple private lenders (individuals) by going to local real estate Meetups.

I still get phone calls from those cards and we stopped using them 4 years ago.If I was sitting in a cafe or in a line at the DMV and overheard any conversation about real estate or having to deal with a house I would introduce myself and give them a card.It's free, (Well twenty bucks), and IT WORKS!

Based on conversations with several private lenders, I am on the right track with functionality and features. 

We are considering a private money lender or a partnership, but being new to REI, we haven’t made these contacts yet.

Distance really isn’t an issue but if you’d rather be present for your first deal then as mentioned above you could go in with another investor and partner on deal, just provide the private money loan to an investor, or a hybrid of the two.
