Decision Fatigue: Analyzing properties, financing options, and market trends requires mental effort.

I do agree with the idea regarding nightstands and I have added those to the list of furniture to prioritize getting as soon as we can.

In more rural areas like Sedona, there are far fewer issues- but we still witness this mentality.

I'm reading David's book on investing out of state, and it's helping me prioritize and put into chronological order the essential steps. 

I would prioritize finding an accountant who specializes in real estate taxation over one that is local.There are 20+ accountants on this message board who specialize in real estate taxation.

If you also have examples for me to study or scenarios for me to practice, that'd be amazing.I come from a family of extreme generational poverty and I am trying to break free from that despite life continually handing me setback after setback, struggling with mental health, and now my relationship being on the line when it was the only thing making me happy.The market I would be in I imagine is my area (Appleton in Northeast Wisconsin) unless remote wholesale is something that someone has good information about and feels it'd be beneficial to my specific scenario here.Sorry for the long post or if I had over shared, but I want to make my ambitions and reasonings clear so that my extremely difficult timeline doesn't immediately make me seem like I am delusional in the amount of work it is going to be, especially while working as much as I do at my W2 job.

Although, knocking on doors in LA seems mostly to recall that scene in "Young Frankenstein," the mental image of carrying actual cash along is what really blows my mind!

A good mental model to look at these things is: "judge a policy not by its intent, but by its outcome". 

Where I am now, my approach seems scatterbrained, and that usually becomes the mental wall that I can't get over - thinking what to do next, where and how to start, etc.
