@Shawn Adair just make sure you have the right contractor who is capable and can spot the problems for you

If you have not done that before, it can be hard trying to manuever and understand who is telling you what you want to hear so they can lock up the deal, and who is providing you a clear picture of the borrowers capability to close.

or are they capable of taking on hot water and heat it even more ???

I would also like to add that capability along with trust is the other factor that you have to consider.

Restaurant - this is a little tough depending on whether the site is prime enough to attract national chains or is it just enough for local players.

If it's on the MLS, and you don't have it under contract, I would be very upfront that you would appreciate it they don't buy it themselves.I'm not saying some experienced and long term major real estate player would do that.But if you're telling everyone about your deal (like 1000s of random people at a REIA), I can almost guarantee that will be under contract with someone else (if it's in fact a good deal)And there's nothing wrong with that, to be honest.
