I actually answered every question that I could confidently within the first 30 minutes, the remaining time was spent organizing questions under category using the mini dry erase board they supplied, and through this process was able to find most of the answers I needed in an organized manner.

Also it is about 80 yards off of a state highway (you can hear the traffic from the front yard but not so bad from the backyard), any thoughts on this?

Does the seller really mean no business <full stop> or did he envision someone running a moderate traffic business (i.e. hair salon, tailor) or home-based auto-body shop in his front yard?
