Even if you keep the pool and do a deck-over, you will still need to prepare the pool.... you cannot leave it full for obvious reasons, and you can't just drain it because it will 'float' - you need to drill holes in the bottom of the pool to relieve pressure...

They may require you to relocate the boxes, and some locales now require the pedestal mounted "gang" type units, which have detailed requirements for the pad on which they are mounted.If your current boxes are in poor condition, unsecure, or are difficult to access safely, they can stop delivery to the building.

If it were mine I'd consider having the concrete pressure washed and if possible whitened.Also, IMO it's not rent ready.
