From my very limited understanding, it sounds as if having the right team is almost as important as finding the right property.

What roles do you have on your team and why?

Examples: lenders, realtors, and CPAs

Roofer, carpenter, floor guy, drywall guy, tree guy, grader, plumber, electrician, RE agent, painter, insurance agent, accountant, banker, hvac guy, lumber/window guy, vinyl siding guy, gutter guy, appliance repair guy, RE attorney, junk hauling guy, pressure wash guy, dirt / gravel delivery guy.  Probably a few more.  It took years to find the keepers.  I don't even solicit multiple bids anymore.  They know if they mess with me, they will lose a loyal, fast paying customer.
