Considering all of the uncertainty in the economy/world/life in general, I'd consider appreciation a "nice to have" rather than something that keeps a "deal" together. 3% isn't worth getting out of bed in the morning, let alone assuming the risk of a real estate investment!

I would prefer an earlier time like 10am since that is the end of rush hour in the city and morning and afternoons are better for me

I locked the rate at 2.875% (from 3.5%) this morning for 30 years fixed for primary residence.

Anyway, I'm already in the process of getting attorney opinions tomorrow morning.

I have been walking the neighborhoods in the morning and seeing some rehab activity going on for sure but there are still some pretty rough blocks too. 

We have a busy schedule with four teenagers, but could definitely find a morning or evening once a month to get together.
