DFW suburb with low vacancy for SFH rental property

Hi

I am looking for a SFH rental property in any of DFW suburbs with low vacancy rate. My plan is to hold it as a long term investment.

Looking for

Price Range : 200-250k

Low vacancy rate

Low crime rate

Long term investment + moderate appreciation

Could you please suggest the best suburbs or zipcodes which meets above criteria..

I break the burbs down like this. TOP DFW Suburbs; Coppell, Plano, Frisco, University Park, FlowerMound, SouthLake, Richardson, Murphy, Fairview, Collyville, Allen, HighlandPark, Sunnyvalle, Keller, Trophy Club, Double Oak, HighlandVillage, Lantana, Parker, Grapevine McKinney, Lucas, Prosper, The Colony

Now I cull those that are not rent friendly and that leaves me with; Trophy Club, Keller, Colleyville,  Richardson, SouthLake, Plano.

Finally I would prefer areas that are coming up and not setting at the top of the market so I cull the top and I am left with;

Trophy Club, Keller, Colleyville
