I've found contractors who are way more efficient (and definitely more talented than I am) and that helps me leverage my own time in to finding more deals. 

I’m having a bit of paralysis when it comes to actually pulling the trigger on any deals.

I'm a specialty insurance underwriter by trade; therefore analyzing deals and numbers is my jam.  

I know its pre-construction, but my broker told me it's a bit too late as the early birds got the good deals and the good condos for a better price its listed today. 

You won't find anything worth while in this area that's listed you'll need to connect with wholesalers to find off market deals or do marketing to find them yourself.

For example, maybe you make a deal with other providers to sell gift certificates for their businesses at a small discount to help them gain business.

I have experience in MF acquisitions and I'm looking to add value to a team that has already closed at least One 40+ unit deal.

Here my thoughts: the deal is very decent on numbers, considering the land is free.  

But if you start doing some research you'll see there's a ton happening under the surface.Price points are still quite low and you can still find solid cash flowing deals if you know what you're doing. 

They are not going to have DSCR options or LLC options or have any imagination on how to get a deal done that is not right down the middle.
