Plus recreation on Flathead lake and its surrounds attracting just as many people looking for adventure.

It is the 65th largest lake in the US.So I consider it a large lake.

Winston Salem is the 5th largest city in NC, sporting a population of around 250,000 not including the immediate surrounding towns like Lewisville, Clemmons, Kernersville, Walkertown, and Rural Hall.

Is this located on a road going to the next largest city?

Plus, the trees I am thinking are the largest on your property.  

Regardless, make sure your city and neighborhood that you are investing in have different types of STR travel demographics.For example, here in Tampa not only do we have theme park and beach tourism (#5 ranked beaches by TripAdvisor in the world in 2021), we have educational tourism (one of the largest universities - USF and then UT), and also medical tourism (we have some of the best hospitals in the country especially for outpatient services).

The main difference between Tucson and Phoenix besides price (Phoenix runs between $100,000 to $200,000 higher for same type of house/neighborhood) is that Phoenix is a true metroplex which it has earned being the 4th largest metro area in the country while Tucson continues to be strong 2nd tier market with just over 1M population. 

Many are very nice and provide chefs, cleaning service, & great recreational rooms.  

I don't know that the value is there to do this on smaller units, especially if there isn't a specific recreation area on site to host the event. 

They have high expectations of licensed people (as they should; you are dealing with most people's largest ever investment).
