@Brandon Fuhrman I would not be too concerned about who is physically showing you the house because it sounds like she will be involved in every other aspect of the deal.

@Osvaldo Benavides here are some reasons you would hire a GC:1) It’s not one of your strengths to oversee a rehab 2) The GC fee works in your numbers and you are okay sacrificing some return on investment for ease 3) You are physically distant from the renovation

In response to your questions:1) As long as the property is located within City limits (incorporated) then it would be the jurisdiction of the City and follow their Zoning Ordinance.

Working from home will make for a more egalitarian employment landscape as accessibility to positions becomes more widely available--specifically those who were previously unable to make get to their physical place of work, whether due to disability, lack of transport, or any number of reasons will now be able to work remotely (I especially think there will be a revolution for those seeking ADA assistance as the general excuse given by employers/HR departments is "this is not a job that can be performed remotely"--good luck getting that excuse to fly post Covid).
