Private money rates are in the 8-12% rates, generally speaking.I find it hard to believe there are lenders out there who are willing to lend in this range without a broker (someone to do the underwriting, as most private lenders aren't equipped to do sophisticated underwriting) and without having a personal relationship with you.So, I'd be skeptical of anyone charge for private money leads.
