I will definitely need to add some additional human capital to my team since this would be my first investment in a project of this size.

Human nature is to push and push, therefore it very important to be able to establish boundaries.

Vehicles of all sorts from little cars to delivery trucks make it up every day, but some common sense and human ability has to be understood. 

@John Pruner Sorry that this happened, but thanks for sharing; Most human are so trustworthy & had been taking advantage by few bad apples.You mentioned that you need serious rehab to put this property back to rent ready condition.

However, that is a very human-centric thinking which is problematic.Here's a saying I heard this week:If insects were destroyed, all animals and humans would be quickly extinct.But if humans were destroyed, the rest of the earth would blossom. 

There are humans behind desks making decisions.

Be a decent human being, return phone calls, act with integrity and you'll be ahead of the curve.  

Long term goal Goal though is to work night shift hours for the next year to really systematize our business (brought on a new partner this year) so that I can return to normal human working hours, we can keep working our W2 jobs but long term to be in a financial position where I do not have to work my day job. 50+ hour work weeks at my W2 are normal...so while there may be an option to scale back from 60 hours at some point I don't expect that to change much. 

A CEO of a company can make a major decision based on his wife having an affair with the pool boy, which affects YOUR hard earned money invested in that company.That's great that YOU can beat the market (~7% return)... but 93% of stock brokers who do it for a living cannot.After fees, taxes, inflation, and human emotion, the return on a mutual fund/S&P 500 index fund is 0%.

Sh*t, people create and raise actual human beings while being students, employees, investors, etc all at the same time :)
