We have the properties in our names and addresses, list our personal residences in the rental agreements, have tenants frequently bring rent to our front door, and are often spotted by tenants and friends in our smaller town.We got robbed shortly after starting our low income rental business, and I did wonder if there was a link at the time, but they found the thief living in a self storage unit, so he was even below our standards.

It just depends on if you want to keep working the same list or plan on pulling a fresh list every 6 months or so.You say you are going after motivated sellers so I am assuming you mean absentee owners which really isn't a motivated seller list.

Everything cleaned up well, we replaced the windows, added new stainless appliances, installed a new glass tile backsplash and fresh paint throughout along with new ceiling fans and VOILA, we got it rented effective 3/15 for $1295/mo which is without a doubt the very top end considering this unit only has 1 bedroom.
