I'm using a management company there because it needs attention much more frequently and that 1+ hour drive each way is a no go.

Doing an OOS renovation is even more challenging - you can't physically check on the property unless you fly out there frequently.

If you have money for rehab, I would suggest focusing on older neighborhoods, because there are frequent homes that need work and sell for less.  

A wordpress website hosted on your own hosting account (wordpress.com websites are different) will require frequent software updates.

If I know someone jumps agent to agent frequently I will spend a lot less time with them than the buyer or seller who comes to me for repeat business.
