Is this a feasible idea to consider if planned well?

All that said, a small property like the one you are looking at a full blown feasibility study. 

@Nicholas L. other than the BRRRR method, and the house hack (which really isn’t a feasible option for me) what do you feel the best method for a beginner investor would be? 

You guys have been invaluable in assessing the situation, and if after reviewing the numbers, I cannot feasibly do anything higher than say $170k PP then so be it, he can decline it.

Ended up great, but thats not feasible in a higher dollar market.

Just like setting up a home and using jacks, it is "feasible" (may not be the best or possible - but feasible!)

I can ask them if they want to leave early (it will rent quick) but that's not a guarantee and not the most feasible thing right now.Am I stuck to a strongly worded email asking them to be mindful and also reminding them that they are not permitted to bring people to live there that aren't on the lease?

I suggest doing a feasibility study to make sure that the area is strong enough for your concept. 

These are all feasible things that can be easily done and have tremendous impact in my career. 

@James Wise @Jay Hinrichs @Russell Brazil -- I completely hear you on this, and we certainly want to make it feasible for those with large amounts of experience and bigger portfolios to showcase their deals.
