Jim, I know you directed you question to Mark but just want to let you know that my clients have had excellent results from Evolve.

There was never a vapor barrier put in place under the home or gutters along the roof.

Another idea you can do, is have your letter template wording in separate excel cells, then plug in the owner name and address, then concatenate each specific owner name/address with your general wording, and that way you can quickly compile all of the text you want into a new cell, then copy and paste that into a word document. 

Also, while this home is in an excellent area with great schools, its located on a very busy road.  

how much more expensive are the best commercial loan rates vs lowest residential loans, assuming you have super excellent credit (if that even matters) ?
