The off-campus building or development may market specifically to college students, or it may de facto have a very large percentage of college students, but if you as a middle-age single male (or you and your family) wanted to live around hundreds of college sophomores, they couldn't really stop you.

Our area is unique with Howard and De Pere etc, I just know to stay away from the Ashland and downtown area.
