I've overseen renovations but never new construction and I work a full time job so not sure if I have the time.I realize the cost psf varies greatly depending on finishes and this being in a flood zone requires the structure to be elevated and pilings every 10 feet that go 20-30 feet deep.

Your best bet is to buy a property from HUD or a Bank during their owner occupant time and not compete with investors who have deep pockets.
