I have already spoken to the insurance company who is doubting coverage since the damage most likely occurred prior to my policy from improper winterization.Also spoke with lawyer who is doubting we would be able to prove fraud or negligence against the seller.

What if I was to tell you a deal was buying at .5% gross rents to purchase price combined with a 1:1 debt coverage (meaning all NOI went to pay mortgage) and for that privilege you had to remodel 100 C class units just to sniff 1% and only then hope to resell to the next sucker for .5% again.

Here's a few numbers.NOI - $335,998Cash Flow After Debt Service - $104,049Cap Rate at Purchase - 8.4Average COC - 17.1%Debt Coverage 1.44IRR - 15.79%I like it because there is decent cash flow from day one, no heavy lifting to reposition the property and (NNN).

With the umbrella coverage there is nothing to pierce.I do not know if our policy on the rentals has personal possession replacement but I suspect it does not.

-Same with repairs-Insurance is likely to be higher if you are working with a reputable company and buying appropriate coverage-PM is typically higher than 10% once you factor in leasing fees, lease renewal fees, and other charges-Closing costs I have no idea on, so you might actually be correct there.
