(One of our condo associations where I live has $950 association fees while the average mortgage is about $825.

I've held a Real Estate license for several years, and I've always used my license as a Realtor to help out friends, family, and business associates purchase homes. 

Over the last two months I have been talking about what I would like to do with real estate and an associate sent a friend of his my way.

To give you an idea of costs associated with obtaining a license: RE course ~ $500, state and national exam ~ $200, fee to activate license ~ $200, becoming a member of the National Association of Realtors to access contract forms ~ $500 annually.

However, the simple economics of it let us know that, to a certain degree, you get what you pay for in inspections like many other things in life.  

Hopefully someone will reply about the two year rule, flipping is not my expertise.If this is your first rental and you will self manage, I recommend finding a local rental owners association, you should be able to get access to meetings, trainings, and all the forms you need for a small membership fee. 

Next I suggest to review whom or what is that person associated to, are they verifiable, are they connected with known, legitimate organizations?

Insulation and where, to what degree? 

The good pricing kicked in with the land associated in this deal: 2.66 acres with the house, then ~4 acres purchased with it at borough assessment value.
