Some businesses are very successful, but many fail or barely make ends meet.

There is no emphasis placed on expenses which disproportionatly impacts NOI in lower tier assets and pays zero attention to the useful life on major systems which may be barely hanging on and in need of replacement.

It can be running slightly and barely be noticable.

You will rarely see this with KT, it's just barely possible physically.

Banks loans of course not HML or private money they price by what the market will bare

It barely works at 6%. 

Knowing rents in some of these markets, PMI would maybe be covered, but barely.

Or those floors you're walking bare foot on.  

baring the obvious risk to timber  (fire, wind, bugs) Timber grows in the north west it grows at a rate that with todays log prices will give the investor a 12 to 14% COC return just on the timber.. 

For reference:  I do contribute to my company's 401k so it is not a self-directed 401k, and I have always been told to at least contribute the bare minimum to get the companies match so I am not leaving money on the table.
