Who's Buying Non Cash Flowing Properties?

Look mostly at multifamilies out here on the west coast I'm not seeing any cash flowing properties. Knowing rents in some of these markets, PMI would maybe be covered, but barely. So who is buying these properties? What am I missing? Do they know something I don't?

I agree. There are plenty of deals out there for the small guy if you put in the work via Driving for Dollars and Door Knocking. You could also find an investor friendly agent to help you. Best of luck!
