I've been practicing with analyzing properties but don't have any experience in estimating repair costs. 

I did it on the first try, and I insist that it is because of doing all of the different practice tests available to you.

They do not actively practice hardly at all but just did it for MLS access.They did that so many years and now want to own commercial but do not have the knowledge in it so they become my client and buy through me. 

I responded by telling him that this was a very un-professional practice which he replied " wouldn't you do the same"....

We are chomping at the bit, but you are right we need to make sure we take a practical approach to this.

So I'm very new to this and I'm just practicing analysis on some multi-family properties I come across with no intention to buy...yet ;).

One more question: What's a general start-to-finish timeline for starting a course a then obtaining your license and being able to legally practice as a salesperson/broker?
