Is this a property you manage, or are you a tenant that has moved out..Normal wear and tear is not something you can charge for. excessive soil on walls like nicotine smoke a landlord can charge for to restore the wall surfaces, or excessive nail holes from picture hanging or such.

@Dan DiCiaulaI've used my oscillating tool to cut of nailing and other flanges to make stock windows fit, used pressure-treated lumber to modify openings, and me and my Great Stuff foam are very tight.The problem is that you're handing off your property to a C-class tenant who is not going to be gentle on the windows.
