I'm curious as to how folks on BP are tracking asset/investment performance after closing.Most investors I've spoken with use some combination of custom Excel spreadsheets, Quickbooks or an alternative, and somewhat tedious reports from property managers.

Long term buy hold investing ( what the vast majority do and want to do) then you have transactional real estate that those that work in the business doIE RE brokers flippers builders court house steps buyers etc etc.

I definitely think working with a broker that has investment properties of her own is important, but it's not necessary.Have you looked on Zillow or other resources and found properties that fit your criteria to test to see if your realtor isn't finding listed properties for you, or is nothing available that fits your goals?
