In a perfect world, PMCs would be able to track exactly how much time their staff spent working for an owner and then charge based upon those hours & an hourly rate.Pretty sure most owners would end up paying more if this was could be done.

So read up on Dodd Frank, usury law in each state you planning to lend and that state's lending license requirements.

There a ton of opitions for investors and a few new programs have just opened up that are making it easier to build an REI portfolio.

So, I ended up paying $110,000 for a $140,000 equity in the note.

You’ll see the same names pop up to answer complicated questions though I don’t know how hard it would be to hire them for just this function. 

To me, this is one of those short-term deals where the actual rehab costs need to closely align with the borrower's estimates, while the execution of the project from beginning to end would require little to no problems or delays for everyone to earn a decent check.

Should I take out equity in the home towards a crash pad and/or doing some minor upgrades on the home OR should I save up to get into air BNB arbitrage to increase my money flow and put that towards fixing the home and eventually obtaining a crash pad.
