Ray,   while your statements are certainly hyperbolic and in the past I have seen this and would concur.. but other than Morris invest I have not seen too many follow the path your talking about.. and for sure just like buying from a wholesaler ( never take their word fOR ANYTHING related to value or rehab..

Make sure to tell every single person you meet what you are looking for, and somebody might have a property that fits your criteria or at least know some solid wholesalers that they could connect you with.

If so I would urge you not to pursue wholesaling in any manner, now or really ever.Focus on becoming s doctor  cant think of a greater oxymoron than the ethics of being a doctor and the ethics of being a wholesaler.. 

The MLS is depressing right now and it's tough to buy properties from wholesalers when I just don't think the value is right.

If you use a contractor many times they have a nice deal with a materials wholesaler that is cheaper than the big box stores.

I simply want to do a quick wholesale assignment of the contract or a 60 day Fix-N-Flip. 

How do I approach contractors for rehab estimates when my exit strategy is to wholesale the property?

I’m new to REI and would like to gain as much knowledge as I can to help me find some of these wholesale deals.

At that time wholesale and auctions seemed daunting so we mostly scanned the MLS, and zillow multiple times daily and after a we put an offer in for a 2 bed 2 bath with a 1bed 1 bath in the back of the property and got badly outbid!
