Never ever wait to hear from a tenant, always issue the pay or quit on the  2nd.

Delayed financing, where they rapidly refi you at after a cash purchase will usually be for 70% of appraised value or PP, whichever is less.Easiest for you would be to buy with seller financing with a small down payment and wait a year to refi.   

Tenants pay me on the first and the money is in my account the next day, no 3-5 day wait like other services.

But because I already posted on Sunday, and CO requires only a three day wait,  I would have started the eviction process on Monday the 13th if not Friday the 10th.  

I dont want to lose any time if they are actually stringing me along.If I wait until the 8th and then they say, next week on the 15th.

I think it was auction.com can't remember for sure but I just waited for it to come off the auction site to be listed on the MLS. 

It works fine, but on another unit I have the tenants pay me electronically though BOA and its instant, instead of waiting the 5 days for the Cozy payment to process. 

I became emotionally attached to this property and wasn't patient enough to wait for a trusted member of my team to do the work.  

While I haven't given up, I am tired of waiting for things to work out where I live. 

There is almost no limit of how long the federal government can wait before they seize the property.You act as if I believe forfeiture will absolutely happen.
