On the perm loan, longer amortization is better & avoid balloon payments if possible, which are pretty common with commercial loans.Assuming the 203k would take care of your upfront rehab, I would like to still look closer at the projected numbers before & after, if you convert to 4 units, because 30 yr fixed at todays low rates is very appealing.

While BP is a great place to market great deals, the MLS is the largest marketplace for residential properties out there.Also, I think the property you're marketing is the one you had a thread about weeks ago -- the one with just a dirt lot and no curb appeal.

During your searching process I would save and learn as much as possible.Even if you get qualified for a FHA loan at 3.5% you'll want to have cash reserves and if you've saved enough by then to put 20% down you can avoid paying PMI on the mortgage.Waiting and obtaining the right Multifamily will also make you more appealing to a private investor when the time is right to purchase your second property

I bring the proper sized air filter with me on the quarterly visits as well that way I know it's changed at least once every 3 months.Rest is mainly just visual inspection to make sure they aren't tearing up the place as well.
